When the Listing Isn’t Picture-Perfect: Smart Media Solutions for Real-World Listing Challenges

Every listing has a challenge. The right media can help solve it.
Every listing has a challenge. The right media can help solve it.

Not every listing arrives camera-ready. Sometimes the home is vacant. Sometimes the weather refuses to cooperate. Maybe the backyard is one of the best features, but the grass has already gone dormant. Or perhaps the house has a layout that makes perfect sense once you're inside but is difficult to understand from photos alone.

That's real estate. Every property comes with its own strengths—and sometimes a few marketing challenges.

The goal isn't to make a property look like something it isn't. It's to recognize what may make that particular listing harder for buyers to understand, appreciate or notice online, and then choose the right media to help tell its story.

Here are some of the challenges we see most often and the tools that can help solve them.

Challenge #1: The Home Is Vacant

Empty rooms can be surprisingly difficult for buyers to understand. Without furniture for scale, it can be harder to judge the size of a room or imagine how it might function. A perfectly nice living room can suddenly feel cold and uninviting.

The solution: Virtual staging

Virtual staging can help buyers visualize how an empty space could be used without the expense or logistics of physically staging the property. And you don't necessarily need to stage every room. A virtually staged living room, primary bedroom or dining area may be enough to help buyers make that mental connection.

We provide both the original and virtually staged images, so buyers can see the actual condition of the room along with its potential.

Challenge #2: The Weather Isn't Cooperating

We would all love blue skies and perfect weather for every photography appointment, but Pennsylvania doesn't always cooperate—especially once we get into fall and winter.

Cloudy skies, shorter days and changing seasons don't necessarily mean photography needs to be postponed. Professional editing can help create a consistent presentation even when Mother Nature isn't giving us her best.

Another solution: Virtual twilight

Virtual twilight can turn a daytime exterior into an eye-catching dusk image without requiring a separate twilight photography appointment. It can be especially useful during fall and winter when daylight disappears earlier and scheduling an actual twilight session becomes more difficult.

It's also a simple way to give the listing an additional hero image for the MLS, property website or social media.

Challenge #3: The Property Is About More Than the House

Sometimes the house is only part of the story. Maybe it's sitting on several acres, has a beautiful setting, includes detached buildings or a pool, or is located somewhere that simply makes more sense when viewed from above.

The solution: Aerial photography

Aerial photography gives buyers a completely different perspective. It can show how the home sits on the property, the relationship between buildings and outdoor features, the surrounding area and, in the right situation, the scale of the land.

If acreage, location or outdoor amenities are an important part of what you're selling, relying on ground-level photography alone may leave an important part of the story untold.

Challenge #4: The Layout Is Hard to Explain

We've all been in houses that make perfect sense when you're walking through them but are difficult to piece together from listing photos. Buyers may wonder where a room is located, whether the bedrooms are on the same floor or how an addition connects to the original house.

The solution: Floor plans and 3D tours

Photos show buyers what a home looks like; a floor plan helps them understand how it works. Even a simple 2D floor plan can answer questions that are difficult to communicate through photography alone.

For larger homes, unusual layouts or properties with multiple levels and additions, an iGuide 3D tour can take that a step further. Buyers can virtually move through the property while also seeing the floor plan and room measurements, giving them a much better understanding of the home before they ever schedule a showing.

Challenge #5: The Interior Isn't the Listing's Strongest Feature

Not every home has a brand-new kitchen, updated bathrooms and perfectly styled rooms—and that's okay. Sometimes the real selling points are the lot, location, square footage, garage, outdoor living space or simply the potential.

The solution: Shift the focus.

Good listing media isn't about hiding what's there. It's about making sure buyers don't overlook what matters.

For one property, that may mean incorporating more exterior photography or aerials. For another, a floor plan may help emphasize the amount of space. The goal is to identify what makes the property worth seeing and make sure the marketing gives that feature enough attention.

Challenge #6: The Listing Needs More Attention Online

You've got great photography and the listing is live. Now you need something to keep sharing.

The solution: Create more content from the media you already have.

Video doesn't always require another appointment at the property. Our AI Listing Videos can transform still listing photos into motion-based content, giving you another way to showcase a property online. Because they're created from your existing photos, they can also be added later if a listing needs a fresh marketing push.

For listings where social media is an important part of the marketing plan, a vertical Social Media Walkthrough is another option designed specifically for the way people consume content on their phones.

Instead of asking, “Does this listing need a video?” try asking, “Where am I going to market this listing, and what content will I need when I get there?”

You Don't Need Everything on Every Listing - look for smart solutions

This may be the most important point in this entire article: we're not suggesting that every listing needs every service.

Most don't.

Instead, look at the property and ask yourself what might make it harder for a buyer to understand, appreciate or notice online. A vacant home may benefit from virtual staging. A large property may need aerial photography. A complicated layout may need a floor plan or 3D tour. A listing that needs more social exposure may benefit from video.

And sometimes, professional photography really is all you need.

The idea isn't to add media just for the sake of adding media. It's to choose the services that actually solve a marketing problem for that particular property.

Start With the Listing, Not the Media

There isn't one perfect media package for every property, which is why we encourage agents to think about the listing first.

What makes this property special? What could be difficult for buyers to understand? Where are you planning to market it? What might keep someone from stopping long enough to take a closer look?

Once you know the challenge, choosing the right media becomes much easier.

One Last Thought

October is when listing photography starts to change. The days get shorter, leaves begin falling, pools get covered and landscaping starts losing some of its summer color.

If you have a listing coming up, don't wait until the photography appointment to think about those things. A little planning—and the right media choices—can help you tell the property's best story no matter what the season gives us.
