Checklist: How to Prep Your Listing for Photos

You’ve made the investment, now lets get the most out of your photoshoot to bring potential buyers in quicker!
We do this every day and we have seen a lot of great homes and not so great homes. Here are some tips to help your home photograph the best.
We have also attached a downloadable version to have on hand to send to your sellers!
General Areas

De-clutter as much as possible, especially excessively furnished rooms – store excess in garage.
Make sure all light bulbs work (and match – warm preferred).
Removed all personal items (i.e. photos).
Tidy/hide power cords.
Move garbage & recycling cans out of sight.
Remove piles of mail, newspapers and magazines.
Clean windows inside and out.
Turn on all lights.
Pull blinds to the very top of the window.
Living Areas & Family Rooms

Turn off TV and tuck remotes away.
Remove toys, fans, game consoles.
Remove exercise bikes/equipment.
Arrange DVDs, games & books neatly in shelves.
Turn off and clean ceiling fan.
Kitchen / Dining Areas

Clean and put away all dishes/cutlery.
Remove small appliances from countertops.
Clean back splashes, range hoods and front of large appliances (especially stainless steel).
Remove detergents, dish cloths, dish rack, tea towels and drain plugs.
Ensure range hood lights are working.
Remove all objects from the refrigerator (magnets, photos, etc.).
Remove pet bowls.
Tuck away clutter (salt & pepper, coffee, cereal boxes, etc.)

Bedrooms
Make all beds. Solid color linens photograph best.
De-clutter toys, books, games, tissue boxes, etc.
Remove all personal items.
Ensure bedside lamps are working.
Tuck away clothing, etc.
Bathrooms / Powder Rooms

Remove all soaps/shampoo/face washes/bath mats/toys/scales.
Remove all tooth brushes/tooth paste/razors/hair dryers.
Make sure glass and mirrors are spotless.
Remove all non-matching towels.
Remove toilet cleaning accessories.
Ensure toilet roll is not empty.
Close all toilet lids.
Outside Areas

Mow and rake lawn. Pick up leaves and sticks.
Remove garden equipment (hoses, etc.)
Sweep driveway, sidewalks, decks and porches.
Tidy garden. Remove weeds.
Remove clothes and pins from clothes line.
Pool / Spa Area: Ensure pool is clean.
Remove all pool cleaners and poles. Remove pool toys.
Remove cars/boats/bikes/trailers from driveway.
Twilight Photos

If twilight photography is ordered please have all exterior lights, landscape lighting, and pool lights working.
Pets

Pets, you love your pets…but these might be a turn off to some buyers… please remove pets during photo shoot.
Remove all pet items including bowls, beds, toys, scratch posts, and litter boxes.
